Residential Landlord-Tenant Law

Housing Attorneys Representing Owners, Landlords & Rental Property Managers

Flynn Law Group represents residential property owners and managers at both market-rate and subsidized sites. When you engage our team of housing attorneys, we believe it’s important to establish a partnership based on trust, because we work together with you and your staff to achieve the results you need. We also understand that rental property lawyer fees can put a site over budget, and we work hard to provide effective representation at a fair cost.

Our housing attorneys offer expertise in areas including residential leasing and evictions, affordable housing, reasonable accommodations, HUD regulations and refinancing, as well as defense of code violations and tenant, fair housing and discrimination claims. We also care about the health and safety of the residents at your rental property, which is why our lawyers specialize in implementing smoke-free and marijuana policies. Smoking inside not only presents a fire hazard and creates unhealthy living conditions, but also diminishes the value of your property by damaging apartments. Marijuana laws have been rapidly changing in New England, and we have been advising numerous properties accordingly.

“I am pleased to recommend Frank Flynn as an attorney in the Massachusetts area. He has been successful many times with landlord-tenant issues in the Boston-area court system.”

Case Story

Evictions for Drug & Criminal Activity

One of our clients in Western Massachusetts called Flynn Law Group frantically after police informed the property manager of a “meth lab” discovered in one of the apartments.

Challenge: The methamphetamines the tenant and her boyfriend were cooking on the stove had nearly exploded. The entire property of more than 240 units was evacuated, with residents relocated to a local school for their safety. Authorities used hazmat equipment to remove the dangerous chemicals.

Solution: Working with the property manager, we conducted a fast-track eviction on two grounds: the manufacture of illegal drugs and the use of explosive materials. We were able to consolidate court proceedings, saving the property substantially on legal expenses.

Result: We evicted the resident within one week and obtained a 121B order against the boyfriend, all at the same hearing. That spared the property manager, police and firefighters from appearing in court twice. Management was pleased by the swift action, and the case became a landmark as one of the state’s first evictions involving a methamphetamine lab.
